In 2024 behaalden<br>institutionele beleggers een rendement van 9,4% op Nederlands<br>particulier vastgoed, volgens de jaarlijkse vastgoedindex van MSCI. Dit<br>herstel, na het historisch slechte jaar 2023, was vooral te danken aan<br>woningen. Het totaalrendement van 9,4% bestond voor 4,1% uit<br>huurverhogingen en voor 5,1% uit waardestijging. Belangrijkste punten<br>uit het rapport:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Uitsplitsing totaal rendement:<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Het totaalrendement van 9,4% bestond voor 4,1% uit huurverhogingen en voor 5,1% uit waardestijging.<br>(Verschillen in de som worden toegeschreven aan afrondingsverschillen en het effect van samengestelde<br>rente.)<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Europese vergelijking:<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Nederland had het op \u00e9\u00e9n na hoogste rendement van de Europese landen, alleen overtroffen door<br>Portugal met een rendement van 9,5%.<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>MSCI Nederland jaarlijkse vastgoedindex:<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Gebaseerd op gegevens van grote (internationale) beleggers in Nederlands vastgoed, waaronder<br>Amvest, Vesteda, NLV, ASR Real Estate, Achmea Real Estate en Bouwinvest.<\/li>\n\n\n\n<li>De index omvat 98 vastgoedportefeuilles en bijna 4.000 panden met een gezamenlijke waarde van \u20ac 77<br>miljard.<\/li>\n\n\n\n<li>De samenstelling omvat 61% woningen, 11% kantoren, 11% logistiek en 10% detailhandel.<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Historische prestaties: &#8211; In 2023 behaalde de index een rendement van -4,6% als gevolg van<br>aanzienlijke renteverhogingen. &#8211; Over de afgelopen vijf jaar bedroeg het gemiddelde jaarlijkse rendement<br>4,5%, wat als bescheiden wordt beschouwd. &#8211; Over een periode van 30 jaar bedroeg het gemiddelde<br>jaarlijkse rendement 7,1%, wat gunstiger is.<\/li>\n\n\n\n<li>Sectorprestaties: &#8211;<br>Residentieel (woningen): 12% rendement, voornamelijk door waardestijging.<br>Zorgvastgoed: 8,9% rendement.<br>Industrieel\/Logistiek: 8,8% rendement.<br>Hotels: 5,5% rendement.<br>Detailhandel: 4,9% rendement.<br>Kantoren**: 2,5% rendement.<\/li>\n\n\n\n<li>Residenti\u00eble markt:<br>Het rendement van 12% op woningen was te danken aan een stijging van de waarde van onroerend<br>goed met 8%.<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Vastgoed in Utrecht (14%) en Rotterdam (11,5%) presteerde beter dan dat in Amsterdam (10,6%) en<br>Den Haag (10,7%).<\/li>\n\n\n\n<li>Middeldure huurwoningen (\u20ac 880-\u20ac 1158) en vrije sector woningen tot \u20ac 1.500 presteerden beter dan<br>sociale huurwoningen en duurdere woningen.<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Energielabels: &#8211; Woningen met het hoogste (A++) en laagste (E) energielabel hadden een lager<br>rendement in vergelijking met woningen met tussenliggende labels.<\/li>\n\n\n\n<li>Transactievolume: &#8211; De waarde van Nederlandse vastgoedtransacties steeg met 32% tot \u20ac12 miljard<br>in 2024.<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Institutionele beleggers waren minder actief in vergelijking met voorgaande jaren, met meer transacties<br>waarbij particuliere beleggers betrokken waren.<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Winkel- en kantorenmarkten: &#8211; De prijzen van winkelvastgoed zijn gestabiliseerd, met een<br>rendement van 4,9%. &#8211; Kantoorpanden hadden een rendement van 2,5%, met een lichte daling van de<br>vastgoedwaarde maar stabiele huurinkomsten.<\/li>\n\n\n\n<li>Zorg en industrieel vastgoed:<\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Zorgvastgoed kende stabiele rendementen en lage leegstand.<\/li>\n\n\n\n<li>Industrieel vastgoed profiteerde van beperkte nieuwbouw, waardoor de prijzen van beschikbare<br>woningen stegen.<br>Conclusie van het rapport: De Nederlandse vastgoedmarkt liet in 2024 een sterk herstel zien, met<br>name in de woningsector.
